Independent building reports to settle disputes between buyers and other inspectors, or owners and builders have increased in popularity. I can arrange quality timber pest inspectors as I have worked alongside them and can highly recommend them. When organising your building and pest inspector, remember that the qualifications of inspectors is more important than the cost of the inspection. If you are buying a property and an owner or agent offers you a building and pest report, remember to only use it as a guide - unless your name is on the report, you have no legal comeback if an inspector misses something. Always get your own independent reports done by fully insured and fully licensed inspectors. Buy with confidence knowing your building inspector is working for you. When paying hundreds of thousands of dollars on a new property, you need to know you have all the facts so you can make an informed decision. Structural building reports with photos attached to relevant areas should be provided for easy reference. I also encourage buyers to be onsite so they can see what is happening and also so I can run them through my findings and why it will be in the report. Please feel free to ask questions at the end of the inspection. I allow plenty of time to answer all your questions.

Remember building reports are carried out in accordance with AS 4349.1 2010. Please feel free to look at the standard so there are no surprises on the day. The main exclusions from building reports are plumbing and electrical as both of these trades are separately licensed therefore as building inspectors we are not qualified to quote those standards. However we do look for faulty pipes and wiring and will always bring it to your attention. If you are buying a house or unit be sure to check it has a pool safety certificate which is current. If you engage me to do the pool fence inspection as well as the building inspection, great savings apply.
