Important Issues Overlooked

This client in Aroona had a building and pest inspection done by another company and had purchased the property but felt like he had not been given all the correct information about the dwelling.

The owner asked me to come over and do another building and pest inspection just so he could be satisfied. After completing the building inspection and collaborating with a pest inspector I took the owner on a tour of his home and pointed out what we had found.

There were so many things that had not been pointed out to him prior to purchasing. Some of these items were major issues. An illegal extension was built under the house, which had timber wall frames buried 500mm into the ground. Also, the entire back yard had fall towards his house with no step down before the house or satisfactory drainage. In fact, in a large rain event his house flooded.

The owner was very upset that he had not used us before he purchased. I did assist him further as after he had contacted the previous inspectors, they palmed it off to their insurers.

The owner had a lot of overseas business and asked if I could meet with the national building claims advisor for the initial inspector’s insurance company while he was away. Also, could I prepare a quote to rectify the issues.

I agreed and met with the insurance company’s claims advisor. He read through the building report from his client and I remember him putting his head in his hands and shaking his head. He then read my building report and came over to me and said that the building report I had written was a very good report that was very thorough. The meeting lasted 3 hours and at the end he agreed their client had missed a significant issues and defects.

Within a week my client had a cheque for $75,000 and we went about rectifying all the issues… It is a good feeling when you can apply your knowledge and skill set to help someone.
