I conducted an inspection in Mountain Creek a couple of years back for a first home buyer.
While the buyer informed me that others interested in the property just had a building inspection done and found no major issues, I did explain that without a report with her name on it there would not be much legal ground for her and recommended she got her own inspection and report.
Fortunately for the buyer she did agree for me to inspect the property. While it was typical for a house of its age in many ways like shower sealants needing replacing, the odd drummy tile, ageing exterior etc, I did notice something odd.

When I walked into the front room, I felt like I was walking down a ramp. I went outside and noticed a pile of wood chips and asked the agent if a tree had been removed recently. He replied yes, which confirmed my suspicion. Large trees can drink as much as 60 litres of water out of the ground per day. When you have a large tree near a house, and you are in a drought situation it can suck the concrete slab into the ground.
I brought this to the attention of the buyer and the agent. The agent replied that he had had two previous building inspections, and no one had picked that up. I recommended the buyer seek further advice from a structural engineer.
I later bumped into her where she was working in retail and she thanked me so much as I allowed her to re-negotiate $50,000 off the purchase price. It was nice to know I was able to help her with her first purchase in real estate.
