Unknown Illegal Extension

I inspected a 3-level home in Buderim that had just been renovated. I could see that the driveway extended under the wall which made me suspicious.

The current owner of the property was inside, so I asked if this part of the house had been altered from a garage/carport to become a room. She replied, “yes ”.

I then asked if they have building approvals for the work. She said that her builder told her it was under the roof line and therefore did not need a building approval.

Unfortunately for the seller I had to advise her that she had been misinformed.

I informed my buyer that the works conducted did require a building approval. A building approval is required when a structural alteration occurs, or the intended use has changed.

The car space had now become living areas and a bedroom. In this case as they had now made it a 3-level home which also required planning approval as well.

The buyer had no luck with the sellers wanting to make it legal so unfortunately that sale fell over.
