Leaking Showers

Leaking showers are the most common building defect found during our residential building inspections.

Roughly speaking if your house was built pre-2000 it may not have a waterproof membrane over the wall sheeting. If this is the case, you will need good quality sealants to prevent water ingress.

Fully licensed and insured, you can rely on Insight Building Inspections to deliver a fair and honest analysis of residential property.

Ross’ insight into South East Queensland’s property landscape provides an added advantage with his keen eye quickly able to identify areas to further investigate. From the direction of the sun to the slope of the land and adjoining trees and properties, Ross begins taking mental notes before he even steps out of the car.

Good quality sealants should be used on all internal joins, the joint between screen frames and tiles, the area around the tap spindle etc.

Some indicators of water ingress may present with mould, stains on gyprock or the bottom row of wall tiles appearing slightly darker in colour.

Showers that have no mould resistant sealant around the base joint of wall and floor tiles will always leak as moisture can get trapped behind the tiles. When a tiler installs tiles, they always finish the top row with a full tile as it looks best.
This means the bottom row may have to be cut to suit. When this happens the glazed edge of the tile is gone, and the raw edge is facing down. This is very porous and therefore allows water to be sucked in and makes the bottom row of tiles look darker.
